The project name ‘Dua-Pa’ Townhouses is derived from Koforidua, a budding town in the eastern region of Ghana. ‘Dua-Pa’ literally translates to ‘a good tree’ in the Twi dialect of the Ashanti people of Ghana. There is an African saying that when a member of society does good for the community, society pushes them up with support. Our adaptation of Dua-Pa as the name for the project is purely metaphorical, alluding to the unique sustainable design approach we employ.

The design philosophy differs markedly from the current wave of estate development housing schemes in Ghana, often driven entirely by maximizing land value for profit. This approach fails to consider the impact of over-development and the adverse impact it brings on the environment. Dua Pa spotlights the importance of land use zoning that encourage building for resilience by devising innovative approaches to the planning, design and development of real estate.  A combination of active and passive solar systems define the sustainable and ecological objective of the project.

A large return on investment is desirable, but so too is a consideration for a design that fits in its context, and performs efficiently over a long period of time.  Sustainability, livability, health and prosperity are all necessary components of this Estate development ethos and land use zoning links it all together.
